Method statement

Seven stages. Each one ends with something in writing.

The timings below are for a typical 3BHK of about 1,400 sq ft with moderate civil work. Your schedule is written into the contract with actual dates.

Day 1 to 3

Site visit and measurement

Our supervisor measures the flat, photographs every wall and checks the structure. We take the measurement after plaster, not from the builder drawing, because the two are rarely the same.

You get: a site report with photographs and the honest list of what needs civil work.

Week 1 to 2

Layout, material board and quote

Scaled plans for each room, a material board with brands and grades named, and a quote broken into line items. No lump sums.

You get: room-wise drawings, a material specification sheet and a line-item quote.

Week 2

Drawing approval and booking

You mark changes on the drawings until they are right. Ten per cent booking blocks a workshop slot in your name and freezes the rate.

You sign: the shop drawings and the contract, with the payment schedule printed inside it.

Week 3 to 4

Civil, plumbing and waterproofing

Demolition, wall building, plaster, concealed plumbing pressure-tested, and waterproofing applied and flood-tested for twenty-four hours before anything is tiled over it.

You get: photographs of the open lines and the flood test, for your records.

Week 5 to 9

Electrical, ceiling and manufacturing

Conduiting, distribution board and ceiling grid on site, while your kitchen and wardrobes are cut, pressed, edge-banded and polished in our workshop. These two run in parallel — that overlap is the real time saving of manufacturing in-house.

You sign: the final switch and socket layout. Changing it after this means breaking finished plaster.

Week 10 to 11

Installation and finishing

Carpentry is delivered and installed by our own fitters. Painting, panelling, flooring and light fitting follow. The site is swept at the end of every working day.

You get: a daily site update on WhatsApp with photographs.

Week 12

Snag list and handover

We walk the flat with you and write down every snag, however small. Those are fixed before the final payment, and five per cent is held back for thirty days after you move in.

You get: the warranty document, the material list and the hardware bills.
